Three Properties for one price in the Missouri Ozarks for only $97,500

The main home sits on the corner of a 90 degree turn on Highway V in Davisville, Missouri across from the American Legion Hall.  It is approximately 1200 square feet, not counting a 1 car attached garage and a finished second floor with a low ceiling.  Which would be a great space for children, storage or an adult, quiet, ‘me-time’ place.  It has been completely gutted and refurbished on the inside with EVERYTHING NEW!  The plumbing water lines were replaced with PEX pipes.  If you’re not familiar with this, it is great stuff that gives a little, so ruptured pipes during frigid temperatures will no longer be a concern.

The electrical wiring was all replace with new, along with floors, ceilings, walls, fixtures, cabinets, appliances, toilets, vanities, shower, water softener, water filter system, hot water heater, new forced air furnace and central air conditioner.

It has a great little room right off the deck that leads to the kitchen, which would be a cute kitchen nook or a mudroom.  The master bedroom has 2 large closets and a half bath.  The full bath has a beautiful walk in shower with a built in seat.  Lots of storage can be found all over the house, including lovely hickory wood cabinets in the kitchen and large cabinets below its full size island!  A super kitchen for cooking and entertaining!

The outside has a new architectural shingled roof.  The north side of the house has been refurbished with siding repair and new exterior paint.  The rest of the house needs the same done to the siding.  The deck is sound, but needs new paint.  The back portion of the deck is covered and looks out over the Woodlock Tributary which runs with crystal clear water year round.  The home has a crawl space under it with vaper barrier to decrease the moisture in the home.

Across the creek is 193 Hwy V.  It is a 2 story cement block building.  The walls appear to be sound but the roof and floors due to age and neglect are in need of replacement.  The building was the United States Post Office in the 1940s and 50s.  There is 1 acre of land along that side of the creek.  It is narrow, approximately 150 feet and runs along the creek.  A lot of ground to do something with for the new owner.

The store, which sits on the right side of the house is 201 Hwy V.  It is 3000 square feet.  It has a metal roof, which was installed in 2016.  There is an outside wood burning furnace and a propane forced air furnace inside, which has not been hooked up.  It has a full bath with washer, dryer hook up  and a half bath.  There is a small kitchen in the back area with cabinets and a double sink.  It has 2- 200 amp electric boxes for plenty of commercial needs.  Next to the store is a large metal grain bin and a dock, where feed was loaded and unloaded back in the day.  The exterior of the store needs cleaned and repainted.

The home and store share a well and 2500 gallon septic tank.
